These are the major projects impacting Your Downtown in the areas of business development, housing and amenities

ImageTech Town
Located on the eastern edge of downtown Dayton, north of Monument Avenue

The strategic plan for Tech Town creates a technology-based urban campus that is targeted to attract high-tech companies into downtown Dayton. Its setting provides a distinctive campus environment, leveraging neighborhood amenities including Fifth Third Field, RiverScape, Deeds Point and the 2nd Street Public Market.

  • 40 acre (6 block) site capable of supporting 380,000 to 580,000 square feet of technology-driven companies, research and development components, and learning facilities
  • Incorporates urban design features such as pedestrian crosswalks, street lighting, on-street parking, open spaces and other amenities
  • The Creative Technology Accelerator, the first building in Tech Town, will house up to five firms specializing in commercialization of emerging technologies. It is estimated that up to 400 employees will work in the Creative Technology Accelerator building when it is complete mid-2009.

Dayton ArcadeThe Dayton Arcade
The new owners of the Dayton Arcade have been working with potential investors to raise $30 million for restoration efforts. They expect the long-standing downtown landmark to play a part in the city's resurgence.

Investors Gunther Berg and Wendell Strutz purchased the 250,000 square-foot complex on Third and Fourth streets between Main and Ludlow in May of 2009. They plan to convert the 100-year-old buildings into a mixed-use space that will house a combination of commercial, retail and residential tenants and encourage a connection to the heart of downtown.

The first phase of restoration will focus on exterior repairs and refurbishment. That will be followed by interior work and bringing tenants to the first floor. With the right mix of users, the historic Arcade is expected to enjoy a new life and contribute to downtown's ongoing revitalization.


ImagePatterson High School
118 E. First Street

The former Patterson High School is a prime redevelopment site in downtown’s northeast quadrant. The school was demolished in 2008, leaving a prime site that could become a dynamic, mixed-use development that could include housing, office and retail/entertainment or – for the right user – a corporate headquarters. Situated between RiverScape, Fifth Third Field and the Schuster Center, its location is ideal for redevelopment.

 


Litehouse "Green" Townhomes
This is a condominium project being developed at the intersection of First Street and Patterson Boulevard. Litehouse Development Group plans to construct upwards of 30 "green" townhomes at the southeast corner of that intersection. Litehouse Development Group is a partnership of Burhill Financial Services, Rogero Buckman Architects, and Visual Marketing Associates. They broke ground on the development in April 2008. Some of the "green" features include

  • Strategically positioned windows to maximize sunlight, thereby reducing use of artificial light
  • Full-house ventilation systems reducing the need to max out heating and cooling equipment
  • Efficient appliances and options for solar panels

ImageThe Excelsior Lofts
This historic, century-old building is being transformed into 18 unique condominiums. The property is conveniently located in Dayton’s Historic Oregon District — an established, affluent urban neighborhood of charming Victorian architecture and tree-lined brick streets. You have only a short walk to experience everything downtown Dayton has to offer: fine dining, shopping, film and theater, parks, libraries, and cultural and sporting events. The finished product will feature 18 unique lofts on three floors.


ImageThe Merc
Designed to embrace the European lifestyle by conveniently locating businesses where people live in the city, the Merc is a new development of upscale residential lofts, retail and office space. This development is making new use of the Lotz Paper Co. building and the former Dayton Power and Light Co. steam plant.


ImageRiverScape Entertainment Plaza
The RiverScape Entertainment Plaza will provide the community with a beautiful festival and concert venue. It will also be home to a new, larger ice skating rink during the winter. No doubt, the plaza will be the region’s center for free entertainment, music and large festivals. Plans for the plaza include:
  • Covered pavilion overlooking the river
  • Permanent stage and covered seating
  • Larger ice skating rink, allowing skating during rain, snow and mild temperatures
  • Concessions and restrooms
  • Bike hub with showers, lockers and other amenities for cyclists stopping at RiverScape
  • The flowers, fountains and fun that RiverScape is famous for throughout the year
  • Construction began in 2009

ImageStreet Conversion Update
For many years, there has been discussion about changing downtown's one-way streets to two-way streets. Streets have been selected for conversion. Click here to see a map of the proposed changes.

Current planned changes call for conversion of the following streets from one-way to two-way operation:

  • First Street from Jefferson Street to Patterson Boulevard
  • Fourth Street from Wilkinson Street To Jefferson Street
  • Monument Avenue from Patterson Boulevard to Webster Street
  • Patterson Boulevard from Monument Avenue to Second Street
  • Second Street from Interstate 75 to Patterson Boulevard

Adding bicycle lanes on:

  • Jefferson Street and St. Clair Street (north-south route)
  • Fourth Street and Fifth Street (east-west route)
